Terms of Service

The service

Comfy is a marketplace for six-month residential leases in Ulaanbaatar. Owners list homes; renters apply. Where an application is approved, Comfy advances six months of rent to the owner and the renter repays Comfy in six monthly instalments plus a disclosed one-time fee. A one-month security deposit is handled separately under the lease.

Listings are published only after review by Comfy staff. An application is a request, not a booking. A lease exists only when a written agreement is signed by the renter, the owner and Comfy.

All amounts are in Mongolian tögrög (MNT). The fee, the total repayable and the full repayment schedule are shown before you confirm an application and again in the agreement.

Your account

You must be at least 18 and provide accurate information. You are responsible for activity under your mobile number. Tell us at once if you lose control of it.

You may not list a property you are not entitled to let, submit false income or identity information, or use the service for anything unlawful.

SMS program terms

Program: Comfy account messages. By entering your mobile number on our sign-in page and requesting a code, you agree to receive one-time passcodes and transactional account notifications by SMS from Comfy.

Message frequency varies with your activity. Message and data rates may apply.

Reply STOP to cancel notifications at any time. Reply HELP for help, or contact support@comfy.mn. Carriers are not liable for delayed or undelivered messages.

Payments, late payments and early termination

Repayment amounts and due dates are fixed in your agreement. Late payments may incur the late fee stated in the agreement and may be reported as permitted by law.

Ending a lease early does not by itself cancel remaining instalments. The agreement sets out what happens on early termination by either party and how any unused rent is reconciled.

Liability

Comfy provides the marketplace and the rent advance. We do not own or manage the properties and are not party to the tenancy itself except as set out in the agreement. To the extent permitted by law, our liability is limited to the fees you paid to Comfy in the twelve months before the claim.

Changes and law

We may update these terms; the current version and its date are always shown on this page, and material changes are announced in your account. These terms are governed by the laws of Mongolia.
